Take a look inside this iconic building on Lord Street in Southport town centre after a recent £200,000 revamp by the landlord.

The prime site at 387-389 Lord Street was occupied by the Wetherspoon Willow Grove restaurant and bar for many years until the firm’s relocation in April.

Following the firm’s vacation of the site in April, the owners embarked on a £200,000 four-month refurbishment to really make it stand out for a range of possible uses by a multitude of operators.

The site has an exciting flexibility to reopen as a pub, bar, restaurant, or social / immersive leisure venue.

Potential new owners could pick up where Wetherspoon left off, with infrastructure all in situ, or potentially through a self-contained fitted function suite / restaurant on the first floor with direct access from Lord Street. More information is available here

The Grade II Listed building enjoys a very prominent position at the heart of the Lord Street boulevard, enjoying dual frontage to both Lord Street and Nevill Street.

There are customer terrace seating areas to both frontages which benefit from fully refurbished glazed canopies.

The substantial mid-terrace three-storey Victorian property has now been freshly renovated at both ground and first floors and benefits from a Premises Licence..

It has an indoor capacity of 817 people, in addition to the outside areas facing Monument Square and Nevill Street.

Jenics commented:

“Since JD Wetherspoon vacated in early April, the owners have undertaken a significant package of works to the building so as to ensure it is presented in its best light.

“To date the works undertaken are in excess of £200,000.

“This is an impressive building in one of the prime sites in Southport and a fabulous opportunity for the right business.

“We are seeking a new occupier / lessee for the site, which is in essence ‘ready to trade’, other than loose fixtures, fittings and branding.

“It’s an exciting time for Southport, after recently securing £37.5 million in Town Deal regeneration funding from the Government.

“This has helped to support the work which is currently taking place to construct the brand new £75 million new Marine Lake Events Centre, the Light Fantastic on the Promenade and Marine Lake nearby.

“Other major projects coming soon to Southport include Cove Resort and Southport Enterprise Arcade. It is a town very much on the up with some very ambitious projects in the process of being realised.”

The public house / bar / restaurant (partially fitted out) at 387-389 Lord Street in Southport has a ground floor of 6,450 sq ft (600 sq m) and a first floor of 5,800 sq ft (538 sq m).

Occupying a central position on Lord Street close to its junction with Nevill Street, the area benefits from high footfall.

Neighbouring operators include Bistrot Pierre, Prezzo, the Bold Hotel and Occulo Lounge, which was opened by Loungers on the opposite corner of Lord Street and Nevill Street in June 2023 after a £1.3 million fit-out.
