The former pumping station at Kings Gardens in Southport is on sale with Fittons Estates. Planning permission had previously been granted to convert the premises into a restaurant

An historic pumping station with stunning views across Kings Gardens in Southport is up for sale for £100,000

A planning application to convert the landmark venue into a stylish restaurant and bar was submitted to Sefton Council in April 2017, and was subsequently granted, but this has now lapsed.

The building, on Esplanade, Southport – opposite Morrisons supermarket – was deemed ‘surplus to requirements’ by Sefton Council in 2014. It is now on sale with Fitton Estates in Southport.

Built in the 1950s, it is a split level building, being single storey at street level with a lower ground floor storey to the rear, with this lower ground floor opening out onto Kings Gardens.

A £5million programme to transform Kings Gardens was completed by Sefton Council in 2014.

The property was originally constructed as a former pumping station, but in the recent past has been used by the council as a storage facility. It is constructed to a primarily open plan concrete frame, with the north elevation facing Kings Gardens and the south elevation accessed at first floor level from the main road.

The vendor, Sefton Council, has commissioned a structural report detailing the current condition and recommended works, a copy of which is available upon request.

The property is not Listed, but is recognised as a ”Non-designated Heritage Asset” due to its location in Kings Gardens, which is Grade II Listed.

The premises could also be suitable for alternative leisure employment, office or retail uses, subject to the necessary consents.

Sefton Council would be willing to grant two car parking spaces for managerial and operational use and vehicle access for deliveries from the restricted ramp access off the Esplanade, within the new long leasehold to be granted. A licence for outside seating would also be considered.

It is understood that the tenure would be a new 125-year long leasehold, subject to a peppercorn ground rental.

The guide price is £100,000, with offers invited.

Necessary repairs will need to be in accordance with recommendation within the 2020 WML Survey Report.

Viewing is strictly by appointment made via the sole agents, visit the Fitton Estates in Southport website here or call them on: 01704 500345.
