The Sun Wah takeaway in Churchtown in Southport.

A former takeaway in Churchtown could be converted into two new homes. 

The Sun Wah fish and chip shop and Chinese meal takeaway at 28 Botanic Road, Southport, has been closed for several months. 

LA Property group in Bootle has now submitted a planning application to Sefton Council to breathe new life into the site. 

Plans have been drawn up by Owen Reece Architects. 

They would include the conversion of the takeaway, with accommodation at first floor, into 2, 2 bed dwellings with associated external amenity spaces and off road vehicle parking.

The site is located within the Churchtown Conservation Area. 

The proposal includes the demolition of two existing outbuildings in the rear of the plot, to allow for the formation of external amenity spaces, a right of way and bin storage areas.

The design has been formed with a view to supplying two distinctly separate dwellings utilising the existing internal layout as far as possible. 

A new staircase is introduced to house 2 to access the first floor accommodation, with house 1 retaining use of the existing staircase. 

Both houses will have a living room, WC space, a small store, dining area and kitchen to the ground floor with access to the rear amenity space. At first floor each dwelling will have 2 bedrooms and a family bathroom. 

House 1 (28) will have an additional ensuite and dressing room to the front bedroom. House 2 (28a) will have an additional ensuite to the rear bedroom. 

It is proposed that the front gardens will receive paving finishes to hard standing areas with small defined areas of grass/planting provided to soften the space. The rear gardens are proposed to have a hard standing paved area and an area of grass.

The site lies within the Churchtown Conservation Area and is within a 50m radius of a number of listed buildings on Botanic Road. 

The application says: “Special attention has been made to preserve and enhance the character and appearance of the conservation area and the setting of listed buildings.

“We believe that the positive effect of the new windows and doors on the streetscape will not result in a negative effect on the character and appearance of the Conservation Area and existing listed buildings and that no mitigation would be required. 

“The development will have a positive impact on the immediate streetscape within the Conservation Area due to the re-introduction of traditional style sliding sash windows and there will be no further loss of existing historic fabric.”
