A vacant former hotel building in Southport could be converted into seven new residential apartments.
Heritage Estates North West Limited is seeking to bring a new use to the former Baytrees Hotel at 4 Queens Road in Southport, on the edge of Southport town centre.
The firm has submitted a planning application to Sefton Council, with a request that “planning permission be granted without delay”.
The nine car parking on site spaces would remain.
There would be one, three-bedroom apartment; two, two-bedroom apartments; and four, one-bedroom apartments.
A letter sent to Sefton by Planning and Design Group says: “On behalf of Heritage Estates North West Limited, we are pleased to submit a full planning application for the change of use of the former Baytrees Hotel to form seven self-contained residential apartments including external alterations.
“The proposal represents sustainable development and, consequently, there are no planning reasons why the proposal should not be supported.
“The application site comprises the former Baytrees Hotel. It is a semi-detached property, understood originally to have been constructed as a residential dwelling, with accommodation arranged over four floors.
“To the front is a parking area providing spaces for nine vehicles. To the rear is a garden area providing a mixture of lawn, shrubbery and trees. The abutting property, originally of matching design, has been converted to apartments.
“The hotel has ceased trading and has been subject to a period of marketing. No interest has been expressed in continuing the use of the property as a hotel.
“It is proposed to convert the building into seven self-contained apartments.
“The conversion will be achieved by way of the internal reconfiguration of the property.
“External alterations will limited but will include: the removal of the metal fire escape staircase from the rear of the property; the replacement of fire escape doors with windows on the rear elevation; the partial blocking up of a doorway on the side elevation of the property to form a window; the installation of an additional window on the rear, lower ground floor elevation.
“All of the proposed apartments would comply with national space standards.
“The existing car park would be retained. The existing rear garden would be retained.
“An existing outbuilding located in the rear garden would be used to provide secure cycle storage.
“The proposed conversion of the former BaytreesHotel into seven self-contained apartments represents a sustainable and entirely appropriate form of development that will secure a positive long-term future of the building.
“The proposal will deliver high-quality residential accommodation, with all apartments meeting or exceeding Nationally Described Space Standards.
“The scheme provides generous communal and private amenity space, nine off-street parking spaces, secure cycle storage and requires only minimal external alterations.
“Heritage Estates North West Limited is committed to the refurbishment, enhancement and long-term maintenance of the property, securing a sustainable future for the building through continued investment and occupation.
“There are no material considerations that direct that any decision should be made other than to approve the application. Accordingly, it is therefore requested that planning permission be granted without delay.”
