Churchtown Village will soon welcome a new market hall, shops and apartments. Proposals to the rear of Checkers DIY on Botanic Road, have been granted planning permission by Sefton Council

Eight new hotel bedrooms / Airbnb lettable accommodation could be created in Churchtown Village. 

The scheme would be on the land and empty building on Manor Road, to the rear of Checkers DIY at 35 – 39 Botanic Road Southport PR9 7NE. 

Allied London Ltd has submitted a planning application to Sefton Council calling for “the change of use of the first floor only into 8-bedroom hotel / Airbnb lettable accommodation, the installation of a mezzanine floor to the rear commercial unit and a glazed shop front.” 

In May 2022 Sefton Council approved the firm’s original proposals. But the building has sat empty since then, with local residents wondering what’s happening to it. 

The initial scheme included a brand new market hall, shops and apartments. 

It would have included the conversion of the site into a market hall and two new retail units, with the reinstatement of the demolished commercial unit to ground floor and the provision of four self-contained flats on the first floor.

The apartments would now, if new plans are granted, be replaced with hotel / Airbnb accommodation. 

Churchtown Village has enjoyed a significant revamp in recent months, which has recently welcomed a number of new businesses including: The Dram Gift Shop on Botanic Road; the Little Sparks Scandi inspired play space on Botanic Road; Vintage Home on Botanic Road; Pet Boutique on Botanic Road; the expansion of Lucy Lou’s Boutique on Botanic Road; Doroty Mae salon on Botanic Road; Barklays on Cambridge Road; Arthur’s on Cambridge Road; and DBA School of Dance on Cambridge Road. 

R+R Design has submitted a planning application on behalf of Allied London Ltd, calling for “the conversion of the first floor of an existing property into 8  hotel / Airbnb lettable rooms, together with an amended scheme for the rear commercial unit to include a glazed shopfront and a mezzanine level within the unit. 

“The property has the benefit of a previously approved application for the whole site. Within this approval, the first floor was proposed as three self-contained apartments and associated works. 

“The site is located within a predominantly mixed-use residential and commercial area in Churchtown. Retail, bars / restaurants and open outdoor spaces are within close proximity to the proposed conversion, with public transport links to surrounding areas and beyond. 

“All Airbnb rooms will accommodate a double bed and an en-suite bathroom. K Lime roughcast render is to be introduced to the front and side elevations, with existing windows to be replaced with new timber casement windows. New timber conservation style shopfronts are proposed for the retail units. 

“In terms of access, parking has been allocated to the scheme – a total of 5 parking spaces for the market hall and 2 for the rear commercial unit. There is also a nearby car park 5 minutes away on foot. Regular bus services run along Botanic Road, which is a 1 minute walk from the proposed development. 

“The client looks forward to working positively with Sefton Council to deliver a high-quality development.”
