Developer submits plans to build 240 new homes on farmland in Churchtown

A housing developer has submitted plans to build 240 new homes in Churchtown in Southport. 

Wain Homes wants to build the new housing development on 9.6 hectares of farmland off Bankfield Lane. 

The ambition ultimately is to construct 284 new homes on the land. 

The firm has submitted a planning application to Sefton Council outlining its proposals. 

The site has been allocated for housing in Sefton Council’s Local Plan. 

The scheme is close to the 159 new homes currently being constructed on the site of the former Philips factory site off Rufford Road. 

The housing mix in terms of bedroom numbers at the Wain Homes scheme off Bankfield Lane would include: 

39 no.2-bed

133 no.3-bed

68 no.4-bed

The firm said that “for viability reasons the proposed scheme does not include any affordable housing”.

A document prepared by DGL Associates on behalf of Wain Homes said: “The scheme proposes 240 dwellings to be constructed in two phases.

“The residential mix comprises 2-4 bedroom dwellings in the form of mews, semi-detached and detached houses. 

“The appearance of the development was designed to be befitting within the local vernacular, taking inspiration and positive examples in the vicinity. 

“A vehicular, cycle and pedestrian access to the site is provided by Blundell Lane, as approved. 

“Additional access off Bankfield Lane serves six dwellings. 

“The north western portion of the site is allocated for housing and the south eastern part of the site is allocated for proposed open space. 

“The site comprises unused open fields and paddocks in the south eastern area of the site, however construction of dwellings pursuant to existing planning permissions has already commenced. 

“The site is sustainably located in close proximity to local amenities including grocery stores, schools, places of worship and places of employment. 

“Bus stops at Blundell lane and Merlewood Avenue are located at the site entrance. 

“The proposal is a high quality residential development that is appropriate for this location and future residents. 

“Generous, well designed private amenity spaces together with a public open space area have been accounted for. 

“The proposals are a carefully thought-out design solution using good quality materials, based on sound design principles that will transform that area into a high quality residential development providing much needed residential accommodation.”
