Plans unveiled to build new specialist 86 bed care home in Southport to meet needs of ageing UK population

Plans have been revealed to build a brand new specialist 86 bed care home for the elderly in Southport. 

The purpose-built facility would be built at 9, 11, 13 & 15 Alexandra Road. 

The scheme is being led by Angela Swift Developments (Southport) Limited with design work by TDC Architects. 

It is designed to help meet a projected growth of the number of people aged over 60 increasing by over 40 per cent over the next 20 years. 

Angela Swift Developments has submitted a planning application to Sefton Council to demolish two existing derelict care home buildings on the site – Dovehaven and Dovecote nursing homes – and build the brand new new care home and associated car parking and landscaping in its place.

The submission to Sefton says: “This planning application seeks to provide a specialist 86 bed care home for the elderly with associated communal facilities, parking and landscaping, typically for residents over 60 years of age and a wide range of communal facilities. 

“This is a very specialised form of accommodation, which is currently limited within Southport.

“The most important functional requirement for this type of accommodation relates to the ease of movement throughout any development. The building accommodates self-contained bedrooms, each with their own ensuite, linked by heated corridors accessed from a secure entrance. 

“Communal facilities including a salon, dining rooms / lounges, private dining and activity rooms are all be located at the heart of the scheme.

“The proposed development site occupies a parcel of land within central Southport, along the residential street of Alexandra Road, and Gordon Street found east of the site. 

“The site is currently occupied by no. 9, 11, 13 & 15 Alexandra Road, which formed a former care home on the site. This will make way for a care home complex providing: 

  • 29 parking spaces within the site 
  • 86 bedrooms 
  • Cycle Store & Refuse Store within the site Landscaped gardens

“The new residential care home will be constructed and serviced to a very high standard, and we believe will bring measurable benefits to the local community, including the improvement of the current site condition. 

“Furthermore, it is likely that virtually all residents will have links to the local community, with either the residents or their families originating from the local area. 

“Through use of this facility, much needed existing housing stock will be released into the local housing market. It will also result in the redevelopment of underused land to strengthen and better define the settlement edge.

“Sefton is extremely dependent upon converted former dwellings and hotels in coastal locations.

“With many lacking ensuite single occupancy bedrooms and offering limited bed numbers, closure is a distinct risk. 

“This development is for the provision of a future proofed care home with ensuite bedroom facilities. The closure of the care home on the site has meant the loss of 70 registered beds over the two homes, the proposed care home for the site is for 86 beds which is an additional 16 beds to the site and area.

“The development is intended to provide an environment for high quality residential care accommodation in a sustainable development, which in turn is respectful of its setting and neighbouring properties.
